New cabinets in kitchen.


Living room


removed sink, counter, and old cabinets


removed old shower tub


bedroom #2, not too much here, scraped wall, removed carpet, didn't touch the windows thou.

Living room, popcorn ceiling, mirror above fireplace.


Living room, broken mirrors on right wall.


Dining room, more mirrors, did I mention this place had some mirrors?


Kitchen, built in 70's style dining table attached to left wall. I think tile floors.


Bathroom #2, they didn't show the shower on right but it was pretty bad. Again, this pic made it look decent.


Bedroom #2, pretty standard, shaggy carpet, popcorn ceiling.

Hello everyone, here are some pics from my first rehab experience in Orange County. Fortunately for my wife and I, we feel we were very fortunate to have a smooth experience and not too many major issues. It was a pretty full rehab, remove popcorn ceiling, new floors, completely remodel kitchen, remodel both bathrooms, scrape all the walls because we couldn't just paint over, take out partial wall from dining to kitchen. But nothing like Aaron McGinnis' "Sinkhole" property :).

I forgot to take before pics so I am using the stock mls pics of the place. I have to say the mls pics made the place look much better than it actual was. 1370 sq ft, 2 bed / 2 bath.

Thanks Aaron McGinnis for sharing and providing details. You have motivated me to post my first rehab experience in Orange County. The after pics look great! I'm assuming the furniture is staged. If so, do you recommend staging? Do you stage all your properties?

Hi J Scott, thanks for posting and updating your Milwaukee rehab with Marty Boardman. I've been following both of you guys with interest because my college lives in Milwaukee and we were talking about partnering up for a rehab in Milwaukee. I really wanted to hear what your experiences were and thanks for the honest feedback. It really helped tremendously. I really liked that you mentioned the union labor and the foundation. Union labor costs could be a deal breaker.

I reside in Orange County with only 1 rehab experience under my belt.

Thanks Brandon, I will post it when it sells. Only thing is that I have to wait couple of weeks because I'm currently doing a refi (to lower my interest payment to 3.87%) on my primary residence. My refi needs the investment property to show as rental income and as a result, can't list it in MLS until the refi is finished.

Fortunately, because I purchased the property with full cash, I don't have to worry about holding costs (besides hoa and electric).
