Now thinking about it, it would be stupid to just buy a non rehab property to rent out.

I need to find a property in the 30k - 70k, rehab it then rent it out.

Only issue is id probably have to return to the US for that year and work state side while I find and rehab the property.

Looking for something like 123Flip.com but for renting and not rehabbing.

More organized and less time consuming that searching through a bunch of articles & forum posts.

But yes im sure BiggerPockets has a wealth of info as well. I will check that out as well.

And at the end of the day id rather have them managing the place than people I cant trust.

No I will not be paying them (well not directly) and they wont be moving anywhere.

You are right about passive real estate. Takes some work and alot of oversight.

I will have immediate family (father/mother) act as property managers with me overseeing and funding from abroad.

Seems illogical for me (if I have someone I can trust to handle things) to not buy a property and build equity / have other people pay off the mortgage while I am away.

Hey! I will be moving to work abroad for the next 10 or so years. I would like to buy property in the US to rent our while I am away. I will have roughly 25k for a down payment.

I am not really looking to make money on this but at the very least build equity. Although if I could make a few bucks each month well than that's great to.

What type of property should I be looking at? What is the rental formula to go by?
