Hi All,  I have a question on the capital gain deferral. I made some capital gains in December 2019 and I was wondering if I can invest these gains in an opportunity fund (Fundrise opportunity fund) in January 2020 and still defer gains for the tax year 2019. If I invest in 2020 with gains from 2019, I defer taxes for the tax year 2019 correct? Any inputs appreciated. Thanks,

If you are looking for good cash flow, I would go out of CA. There are a lot of states where you get much better cashflow compared to CA.

I have 5 rentals in Ohio and I am shopping for umbrella coverage. What are the key things that I should look for? Do I need a business policy or does a personal policy cover my rentals as well? One of the insurance agents from NREIG told me that I need a business policy. Is that true? A lot of posts on the forums here indicate that a personal policy will cover rentals as well. So I am confused. Any inputs on this will be helpful.
