@Adrian Fajardo So I’ll be moving out of the Texas once I transition. I’m trying to use what time I have left here to get as smart as I can in real estate before getting settled in my new work up north. My overall goal as of now is to have a good amount of passive income to supplement my salary, be comfortable while giving my wife the ability to go back to school or pursue new work if she wants. If I do well in investing in properties, though, I’d be willing to see how far I could take it.

What are some recommendations for getting smart on managing rehabs, working with contractors, and understanding how to estimate costs on a fixer upper?

Also for a first time buyer, is it worth the time trying to establish a relationship with contractors before actually having a house to work on? Or would it be more efficient to have a house and get multiple bids from contractors so that there is actual substance when analyzing who to work with?

Hello everyone, I'm currently in the process of transitioning out of the Army from Fort Hood, Texas. Part of this transition process allows me to seek and fill internships with businesses in industries I’m interested in pursuing after I get out. I'm trying to put my name out in as many ways as possible and see if there are any possibilities in real estate where I could fill an unpaid position. I'm willing to work and learn in any capacity whether it's filling a position in an office, analyzing numbers, or driving for dollars. I'd be available during the Summer and Fall of 2021 and I'd be available as much as needed throughout the week. I'm happy to travel as far as Austin or Waco on a daily basis.

Hello, my name is Calvin. I currently live in Killeen, Texas, and am a member of the US Army stationed at Fort Hood, TX. I am married to my high school sweetheart, Kathryn, and she works as a nurse in the nearby town of Temple. We are both originally from Fredericksburg, Virginia. I'm a devout Washington Capitals hockey fan, I enjoy hunting when I can and traveling down to Austin, TX, to enjoy the city.

I heard a few of my coworkers talking about the potential for real estate investing around Fort Hood and I've had a major interest in the idea since. I've been renting for the past year and a half, but since my wife has recently moved to the area I'm very interested finding a good deal and buying our next home intending to rent it out when I get orders elsewhere.

As far as real estate experience, I have almost none. I found BP on the internet a few months back and have been listening to the podcast since and reading the books people have suggested when I can. I have a lot of interest in learning more about real estate and plan on using this first house buying experience to get my feet wet with buying primary rentals. My wife and I save and invest in the market a good amount of our money already so I hope to start this process soon.
