As mentioned above househacking is the best play you have in your current situation.
I have been househacking since 2017 and specifically in the Northern VA area since 2020. Specifically in Springfield VA. I can share accurate numbers for each of the areas and potential challenges you might face depending where you buy.

You are in a position that many wish to be which is having a cashflow positive property in Virginia. Where in Virginia is located? If it's in NoVa I think is highly unlikely it'll lose value. There is no inventory and there is no indication prices will drop in the area. Keep getting the cashflow, if rates come down it should keep appreciating. If it's in another part of Virginia analyze the market and see if there are any pointers that would indicate a drop. 

If you have positive cashflow, good tenants and the property does not need any major updates in the near future.  I would definitely not refinance for 50k. Keep it.

I remember two years ago we were exchanging ideas about how to the BRRR in Spain. Good stuff!

Yes, the numbers are tough with high interest rates in the US. We can only adapt and make the best of it.

@Erwin Groenendijk are there any tax implications worth to mention? Any capital gains hit?

Also, since you are buying it from one entity to another do you need to pay again closing costs, correct?

Here in the US, if you have enough equity in the property, you can use the equity to pay for the closing costs. Just wondering if that’s a possibility in Spain.

Joaquin, would you spend 90K to cashflow in Fort Washington? I'm starting out too and I'm about to close and I wonder if it would be better to go VA loan with no money down and high monthly mortgage. Or I spend 90k and get a monthly mortgage 1000 less than the comps because I'm doing an assumption. I'm near natl harbor. Thanks


Depends on the amount of reserves you have and also how fast you'd like to scale. If you have more than 6 moths reserves after using the 90k in cash it might be a good idea to use them. You'll have the flexibility to move out any time you want and rent it out, mentally it'll be less stressful knowing you have total freedom and won't need to sell the property if you want to go for the next one in the near future.
