Thanks for all the great insights! I really appreciate you breaking down the challenges of the Atlanta market. I’m focused on building a strong buyer pool and connecting with private lenders, and your advice is super helpful.

I’m currently working on building up my resources and exploring creative ways to structure deals. Since I’m still getting started, I don’t have large funds to show in an account right now. Are there any alternative approaches you recommend for securing a POF or building credibility with sellers?

Also, I’d love to learn more about your strategy for finding properties at 50-70 cents on the dollar. If you have any suggestions on how I could approach this as a new wholesaler, I’m all ears!
