Is it still negatively cash flowing if you add that $7K back to net income? 

Thank you. I didn’t think it was included but I was not sure. With the 7k added to the cash flow it cash flows at the purchase price they want. Without the 7k it doesn’t cash flow at the purchase price they want. 

Thank you for the advise. I am a general contractor to and the deal comes with a plot of land beside it that I can build a fourplex on but I would like to at least break even on the duplex. I just have not heard on including deprecation when running number. Do you take that into consideration when running numbers?

Hello everyone,I am looking to purchase a duplex in Lewisburg, WV. It has 2 bedrooms 1.5 baths on each side. I am in negotiations about the purchase price of the duplex. I have been running the monthly cash flow using the Bigger Pockets rental calculator. The current owner has been sending me some of his owner numbers. My numbers are telling me it will negatively cash flow at the purchase price they want. His number are saying it will cash flow. He is including the deprecation of the property in his numbers which is around $7000 a year. I have never heard of including that in the monthly cash flow. I am new to this and am looking for some guidance. If anyone could point me in the right direction that would be great. Thank you in advance.

I have some leads on some potential house I want to put under contract. I’m not sure who I need to contact to write the contract and how that works. Do I need to contact a title company?

I want to start wholesaling. I have some houses that could potentially be good to wholesale. I’m not sure where to find information about what I need to do before finding a buyer and the laws in my state about wholesaling. If someone could give me some guidance on who I need to talk to and what steps I need to take in order to have the house ready to put under contract that would be greatly appreciated.
