Mike M. Thank you!!! I passed on the deal because they wanted 35K firm. I wasn’t going for it.
So I’m working on a deal for a 2 bdrm 1 bath house in a very decent area and decent school district. The floor saga over the crawl space 🤬. They were asking 35k but according to the county records it’s worth 29k. I submitted an offer for 26,500 with a contingency that the house would pass an inspection because the floor concerns me. It also has a broken window and that’s it. Everything else is great! Ready for move in. I going to rent it for $700 per month. Should I steer clear of this deal due to the floor? Have you all encountered this issue? Did I low ball them too bad? I’m only thinking of the repair costs of the floor.
Thanks everyone! It’s in a C area and this block is very well maintained. I think it is overpriced for the area. It’s listed at 52k I’m gonna try and get it for 42k because 52k would be the highest it’s every sold for. My agent said it was a good rental area and it already has 2 tenants on each side of the duplex (forgot to mention it is a duplex) paying $650 each I believe. I’m scheduled to see it tomorrow but I’m gonna drive over now to check it out. Needs some tidying up but it’s already been slightly updated.
Is there a limit on how much you all would spend on a duplex? For example if I get one for 45k getting $1100 in rent is it worth it? What are your cash flow requirements and what is your stop number for investments? Thanks for your insight!

Thanks gentlemen! I’m in the location I wish to invest in so I can physically look at the properties. It’s my first Investment so I was too nervous to do the long distance thing.

Have you all ever been hung ho about a property and it fell through? Like you got outbid or somebody bought it before you could see it?
Hello, I’m looking to buy a property to hold and rent. I need an investor friendly agent who knows how to find the good deals. A good deal on the property that doesn’t need a total rehab and maybe some contractors to do some work. This will be in Dayton, OH.
