I have been living on Cape Cod for over 30 years. I could not help compare my clients' waterfront home routine maintenance to my home. I noticed a significant difference.  My home is only 1/2 mile from the water, thus it is spared the driving salt and rains, excessive moisture, and sand damage from homes directly on the water. Window replacement, roof, siding, and paint life expectancies are shortened sometimes by half. Salt air rusts out all mechanical devices like ac units before their time.  Keep this in mind when determining expenses. It may look like a great investment to start, but a reserve should be kept in mind to keep that investment going.  

Beachfront indeed gets a higher rental tag, but is the price difference from just down the street worth the expense? This should be taken into consideration for sure.

Hello, First time operating my business in a partnership LLC. I have just made my first real estate deal. I would like to open a whole life insurance policy on myself and put recently earned funds into it. Basically creating a line of credit for my business without banks. This way my funds are working twice, in policy, and available for another quick real estate investment deal. I want to make sure I can do this in a way that is not creating a large taxation problem for myself. Any suggestions on how to make the accounting paper trail be to my best interest?

Thanks, I don't believe in a get rich quick mentality either. I am looking for professionals who are good at what they do. Thanks for you input. But I am not sure why you responded for it was not anything to do with my question. Do you know of any good Title companies?

Hello, I am beginning into the real estate investing field and would love to have a good Title company on my team. Does anyone recommend one near Cape Cod, MA who can do assignments and double closings? The closest REI meeting is 2 hours away from my location, making the journey a bit challenging.
