Thank you all for your input and pointing us (my fiance and I) in the right direction, we greatly appreciate it. Pretty awesome community here on biggerpockets. I definitely need to dig deeper into the website. You have all confirmed gut feelings on this particular property. It is a new build in a production community, but that still doesn't change the fact it doesn't have cash flow.
@Scott Hollister the most recent book I have read is Rich Dad Poor Dad. If you have some you would like to recommend that would be great! Thanks for being candid.
@Brien OConnor We have thought about multi-family and looking further out. For multi-family we would need to save more which would take longer. I am anxious to get started NOW rather than later because of internal fears of if I don't do anything now, will I ever do anything ever. But we have thrown around the idea of saving a little more to invest in multi-family properties or even mobile home parks.

Hello,
We are looking into investing in a new single family rental in Pflugerville east of 35, west of 130. This is our analysis for our first deal. We would like to invest locally and plan to invest for long term wealth with buy and hold properties. Any advice would greatly be appreciated. Would this be a decent deal even though there is negative cash flow in the first couple years? Is it worth compromising to build equity? The buying costs have been adjusted for realtor rebate.
