I'm a newbie myself @John Haines but I wonder if there's a somewhat local MH dealer you could work with to create an incentive of some kind for local folks to purchase their own home and place it at your location. Naturally, you'd have to work out the specifics but that's just a thought that comes to mind.

@Andrew Nissen, I'd love to hear how you guys got started with the Mobile Home parks. My town is a smaller sized Colorado mountain town and is in great need of affordable housing. To me, it's an ideal opportunity to establish a nice MH park from the ground up. I realize city services would be vital (don't want the septic and well issues) as well as zoning, property cost, etc. But I'm curious what other things you'd advise. Did you get into existing parks or have you built one from the ground up? I'd be looking for the capital to make it happen as well but feel fairly confident I can find that.
