Thank you for your input. I've heard of listsource...isn't that to buy leads? I'm more so trying to find the phone numbers of the owners because the majority of the time their address is the same as the vacant house. I use county records frequently I feel like I live on that site lol!

Is anyone currently investing in vacant houses successfully and if so what are you using to find the numbers of the owners. Or what strategies are you using to be successful?....I personally am in North Jersey so I'm looking for someone who be interested in working this area with me. I have leads and I'm looking for partnership someone who understands the potential of vacant houses.

Hello every one in New Jersey and the rest of Bigger Pockets. I've went to some networking events in search of building some relationships with people who are doing deals in my local area. I've found it difficult thus far to find someone who could be a mentor/partner in my area. I find that a few of the people don't mind working with me, but they want me to pay them. As a college student I need the little money that I do have to spend on books. I've offered to share my leads that I drive around and put in time to get to local investors to start a dialogue, I've even offered to take a smaller profit , but I find that some guys are really not open to working with me at. Is anyone else having this issue or is it just me in my area of New Jersey? Does any one have any advice or know anyone in Essex/Bergen county area willing to reach out? Thank you all for your time. Have a blessed evening.

Thanks everyone for your information and insight. I don't see this as a plan, I'd like to own a multi family in the New Haven/ Hamden border of Connecticut. However, I haven't met the right person rather agent that is willing to work with a new investor. Right now I'm looking for owner financed multi families. I doubt I could get hard money because of my inexperience and how expensive it is.

I'm looking into buying a dollar home and I was wondering what is the process of buying if you're trying to live in the the property as an owner occupant. I don't get the process and I was wondering if anyone knew the process and could explain it to a college student. Thank you for taking the time to read this and helping me.
