Mark Perea - thanks for the tip!  Will do!

Thanks so much!  I ran the color by her before I painted, so it's not that.  She says the job is sloppy, but I don't really see it.

Rent is lower than average for the area - $1,080 for a 750 sq ft 2BR, but in an up-and-coming neighborhood in St Paul where average 2 BR is $1,100 - $1,200.

Thanks for the input!  We will definitely push back and try to address specific issues with cleanliness and offer an option to opt out of the lease at this point.

Would love honest input on whether this paint job is acceptable.

My husband and I own a duplex and have rented it out to 6 different tenants in the past 5 years and this is the first time we've had someone really upset about the condition. When they toured it initially, they seemed happy with the condition (before it was re-painted) and we didn't promise to make any updates. But we decided to repaint since it's been a few years.  Also, the previous tenant cleaned pretty well and I also spent several hours cleaning. I would personally be happy to live there and felt like we left it in great condition.  But the new tenant is complaining about both the paint job and the level of cleanliness.  Pictures attached of the new paint job.  It's not a perfect job I know, but I felt pretty good about it.  She's demanding that we hire professional painters to repaint and professional cleaners to clean everything top to bottom.  Would love to know how other landlords would handle this.
