Aloha Alex,

Thank you for your question. The contractor had the construction loan and ran into problems. We purchased it during the construction phase.

Please let me know if you have any ideas. I partnered with a non-profit entity to finance my Fourplexes in Long Beach.

I  am actively seeking funding sources.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $825,000
Cash invested: $72,000
Sale price: $1,108,800

Purchased during Pre-construction Phase, help two years and Sold.

What made you interested in investing in this type of deal?

Multi-tenant capable lot size similar to what I had done a few times in Southern California.

How did you find this deal and how did you negotiate it?

Local Realtor and negotiated with the contractor.

How did you finance this deal?

Personal cash and bank loan.

How did you add value to the deal?

Furnished it and landscaped with a unique look that the market has been desiring.

What was the outcome?

Sold for more than most in the market expected due to marketing strategy.

Lessons learned? Challenges?

Marketing strategies for getting multiple Buyers is similar to other consumer industries.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Absolutely!

Aloha Carter,

I am in Hawaii and have worked with several clients from BC.

Mahalo
