Hi all , I have had great help here in the past. My tenants moved out after 4 1/2 years and left  a fair bit of damage and mess. I do all my own maintenance on the property.I gave them a statement laying out the damage and held back 90% of the security deposit.My question is  do I have to give them receipts for the work I do?I had one window replaced by a window company and have the receipt for that.I took photos of the damage. I had to do a dump run after clearing the yard and dog feceas they left.

Hi all, I have a tenant that may be  trying to get an emotional support animal into my rental,is it true that if I have less than three SFD's and it is rented out without a realtor I can be exempt? California by the way
