From reading about some experiences people have had with auctions, they sound fairly risky. For instance here is a snippet I saw on crexi:

Non-Contingent

Earnest Money Deposit: Greater of $20,000 or 10% of the Purchase Price

Marketing Fee: 5% of the Winning Bid Amount, $20,000 minimum

$10,000 Participation Deposit

Regarding auctions, if you don't win the bid do you get all your money back?
