Hi @Ryan Petersen-

I am looking into buy and hold and looking to generate cash flow. I have to admit that since I am new, this is only based on my limited experience and what my goals are. Perhaps as I become more educated it could change but I envision my first property being SFR or perhaps small MFR and renting it out. I recently met a neighbor who had a positive experience buying and renting a property and it's motivated me to do the same!

Hello BP community. My name is Carl and I am new here and it's nice to meet you. I have not yet invested in my first property and am excited to do so in the future. I am looking for a couple of suggestions on getting started, can someone point me in the correct direction?

1) Local communities. I am located near Boise, Idaho and am wondering if there is a way to search the local forums for content relative to the state of Idaho. I can click on each page and search every post but I'm hoping there is an easier way?

2) I am working on the Bigger Pockets podcast content and I am looking for any other podcasts, blogs, or books which people think are most helpful to a beginner.
