Hello form, I have a line of thought that I was wondering if I could get feedback on. I am looking for a sfr for myself and family in the east bay,ca. Is there perhaps an opportunity to look at higher end properties that have been on the market and see if they are interested in seller financing? If so how would I find them (if different than having realtor contact one by one). I would be interested in looking at 5-10% down with if possible a 30year or higher loan. My thought was that since they are not selling and certain categories and areas are tough even in hot markets this may be an opportunity to exploit. Thoughts? Feedback? Anyone with experience on this. Thank you all! Carl
Nick That sounds great. Would love to hear about that as well as insight to any listings you have seen on for "too long" and why in such a hot market.

Chris,

Thanks for the feedback and I agree with your points. When I get past getting my residence I will definitely branch out past Redfin. To be clear I am just using redfin to get my SFR for myself right now. Speaking of that I was with them today and they actually do have a lead on a pocket listing coming up.

So then do use an agent outside redfin in addition to that and just use redfin to search or do you use redfin agents to submit your offers as well?

Thanks for this question. I am new to both this area(east bay,CA) and to real estate investing itself.  I have wondered the same thing.  I am not comfortable yet putting my money out of state but the fee to gain entry instate is massive.  For me part of wanting to invest locally is to learn more about the local markets and the process of it all.  I was curious about Fremont and wondering if it will appreciate in the near future as well as Concord and Clayton.  Sacramento and Fresno both seem like more affordable markets but as I am not knowledgeable on those areas may take less money but more risk to get in as the market seems softer than the east bay(this is just perception not based off any professional analysis).  

Have you gone to any good meet ups in the area? If so I would be interested to hear about which ones.

As I am reading around I am wondering if this strategy occurs or is even possible.  In buying a home for myself if I notice a house that has been for sale for a while or is for sale maybe through craigslist is it possible and what advantages/disadvantages to each side does taking over an existing loan present. 

Example:  Home has been on the market for a while at $1,750,000.  Brand new home purchased 18 months ago for $1.6M.  They are saying it is a motivated seller.  Is it possible and beneficial to the owner at all for me to present taking over their existing loan?

Thought process on my end is I am picking up a house appraised most likely around 1.7M for under 1.6M assuming they have been paying their mortgage and put money down.  Wouldn't then I be actually obtaining the home for (1.6M- whatever they have paid down so far)?

Thank you for the info.

Does anyone have any  recommendations on good meetings in the east Bay Area? I saw mention of Bay Area wealth builders.  

Also have been using Redfin as my realtor right now but not sure if I want to switch to a conventional realtor to find a home as the market is so hot I feel I may be missing out on pocket listings. Does anyone have any experience using Redfin?

I am just starting out in real estate investing  I own a sfr that I rent out and am looking to buy one for myself as well as different investing opportunities such as flipping or to buy and hold.  Going to try to search out some groups to meet up with in the new year
