Hi all, we are looking to replace our current apt building access system vendor. We’re looking for:

Non-clonable access fobs

Security camera system for entry points

Mobile app access to doors and cameras

Flexible arrangement of times at entry doors

Alerts via the app

Easy way to manage tenants, move in/out 

Residents directory management 

Can someone recommend a system? There are so many out there it’s overwhelming. Many thanks.

Welcome to our world! After much back and forth with many of the non-recourse lenders on Dmitry's list, we gave up trying to work with them. Every time we hit the property criteria on the lender's 'basic' list, they came up with a new reason why they couldn't lend on that specific property (I get it, they need to lessen their risk) - it became too frustrating and a waste of our time. We swicthed gears and started to price out those same deals using cash. We knew we were finding good properties but just couldn't get lending so we are paying for it ourselves. Picked up two properties quickly with great ROIs once we went all cash with our solok funds. Now we have the rental income to look forward to, and we'll use it to continue to acquire properties on our own (also adding funds from jobs, etc.. to speed up the process).

We are considering having to change our trust address to our residential home so we may receive all tax info on our rentals.

Is it necessary to have your Solo 401K Trust registered with an agent? What are the pros and cons?

@Greg R. I support you 100% and I would be pissed if someone lied on my rental application and my hands were tied, and I wish you luck in evicting them because it seems they deserve it! 

I was just curious about everyone's reason for allowing animals or not, you know, to gain perspective. We do allow small dogs, but not cats (that urine is killer), and we would consider allowing a larger dog dependent on how an interview goes.

I also want to give you thanks as a veteran for defending our country and for all the sacrifice you've given to keep us safe here at home.

As a dog lover my heart goes out to tenants who have and love their animals and want to give them a good home. May I ask what's your reason for not allowing dogs, and is it all sizes, cats too? Thanks, just curious.

That is absolutely fantastic! Congratulations! Just one quick question. Did you have a lot (say $100k) saved which you used as down payment to acquire your properties? Just trying to gauge how much I need...

This is for passive and using leverage. I think if we were using cash, 10%+ is reasonable but not in our scenario. Any thoughts?
