Does anyone have positive or negative experience using property shark to get different lists?? Private , bankruptcy lists etc??

Hello everyone. Has anyone used Property Shark to get different lists for absentee owners, bankruptcy, etc? If so was it a positive or negative experience?? Thank you in advance.

This is an old thread but would like some insight on how would you guys introduce yourself to the owner after they asked you how did you get their name and phone number? 

"Hi my name is Joe, i found your information through a PI. I had some questions about your home." I dont think that would be the best way to describe yourself

This is turning into a different thread but it's ok it's worth it. I agree with both you @Curt Smith and @Bill Gulley. There are def. a lot of smooth talkers in REIA meetings and online can be a hit or miss with trusted information. Have to walk on egg shells especially if you are a new investor. This applies to also GC's and Realtors.

Ty all for the replies. Owner Financing/Lease options/ sandwich lease options, etc, to some, fall into creative financing to get "deals" in Real Estate. However I have always fallen into the mindset that this is more Finance and less of Real Estate Investing as @Bill Gulley just stated above. 

Do you all feel when going into Creative Financing you have to be more aware that you are exposing yourself to more Federal law and regulations?

Or would Lease Option be a better scenario. And if so with what terms/conditions as stated above?

Hi All,

I am an investor in PA that owns a Pre-Manufactured Home. I have a seller that is interested in the home but would like to do Owner Financing. I am into the home for 14 K. The selling price is 20K. The land rent is 650/month. Total taxes are 1,700. 

 This is the first time considering this option. Is there any specific terms or numbers I should look for? How many years? What amount for the down payment? etc?
