I have been marketing, networking, making offers (5 under contract, but none sold), listening to podcasts, soaking up through the pages and pages of knowledge here on BP and other resources as well. And after 6 months of work, I have no deals under my belt yet. I am wondering is everyone's experience similar? Is 6 months still to early to really determine what your success should be?

Great return with a 52,000 purchase price.

Needs about 20,000 in repairs.

@AlexFranks I am also from Queens, NC. Now living in Charlotte. Do you buy/sell outside of Charlotte? Cabarrus, Gaston counties? I have some deals in Gaston County.

Sarah, how do you structure those pre forclosure? Do you do Sub2 on all of them?

Hello Jesse. Welcome to BP.

I would avoid Charlotte if you can. This market has become so over-saturated that it is really tough to get any decent offer accepted. And the inventory of distressed properties is extremely low. I am on the ground here and have been searching for several months without any success.

Just to clarify a few points:

  • I am sending out weekly mailers to a targeted list of distressed properties I have put together from driving around neighborhoods, and using listsource.
  • I have blanketed my area with about 250 bandit signs.
  • I attend REI clubs regularly and pass out business cards to as many people as possible.
  • I have a buyers list of about 8-10 buyers with about 3-4 as really strong players in this market. But their feedback on all of the properties that I have presented have been that it is too expensive, or its in a bad area, along with other excuses.
  • I have tried partnering up with some experienced people, but most do not have time to help out.
  • I have not given up, I have been full steam since I started several months ago. But I have not gotten any traction.

I am a new investor (wholesaler) working in the Charlotte, North Carolina and surrounding market. I have been trying to learn and absorb as much about this business as possible. I know there are a lot of great resources here in BP that I have taken advantage of (podcasts, forums, other resources). I have been marketing for leads, and buyers. And I have built up a huge portfolio of properties (leads only, none under contract). But for some reason or another, each one of these deals is a dud. Either the owner wants too much, or I cannot locate buyers that are interested (or that actually follow through). At this point I don't know if I should throw in the towel in the Charlotte market. it seems too overly saturated to make any money here. Does any one have any suggestions on what markets might be more amiable to a newbie like me?
