Hi everyone,

I am currently live just north of Seattle but am looking to relocate down towards the Olympia-Lacey area and to invest in a fix and flip (in lower-middle income neighborhood) then 1031 into a 4-plex, which will be owner-occupied. With these interests and goals in mind, does anyone have recommendations as to which of these cities would be a good place to move to for a beginning investor? Which city has a good inventory of fixer-uppers and 4-plexes and how fast are properties moving in those areas? I am also looking for a competent, Investor-friendly agent that I can work with and is familiar with this type of strategy.

Thank you all for your responses, all advice is welcome and appreciated. To subsidize income I am looking for real estate related jobs that will help me in my journey of becoming a full time investor. I am currently most interested in multifamily rentals for my "niche." I am also interested in doing fix and flips to help fund my first multifamily unit as Donta Busch considering that single family homes are most popular in my area. That seems like the best option for me. I have found that FHA loans make finding a profitable multifamily unit difficult. The low down payment means higher monthly mortgage payments making it hard to make a profit. Any suggestions?

Hi everyone,

Im new to this forum and website in general and am looking to meet people with the same ambition and interests as myself. I hope to one day become a full time investor and help others find wealth in their personal lives. I just moved from Montana back to my home state of Washington but to the new city of Marysville. I have had a mentor in the past that has taught me a lot in real estate but have yet to close a deal myself or own my own rental property and am ready to begin investing. I am currently not working and am looking for suggestions on what a good real estate job is if my goal is to become a full time investor in multifamily units. Is becoming a real estate agent a good idea? I am also interested in doing a fix and flip to fund my first rental property, any suggestions as to if this is a good way to start if working with little income. I plan on creatively financing properties with little to no money of my own.
