I totally agree. I have heard of a lot of investors using bird dogs, so I was just curious to how it all
works if the investor is a licensee. In my opinion, having bird dogs is a MAJOR advantage to an investor.
Alex, I was looking at it from a wholesalers perspective. If a bird dog takes a huge assignment fee, it would make it a lot harder to work with for a wholesaler(unless the bird dog is assigning to a investor,thus becoming a 'wholesaler'). in my opinion, a bird dog is not just a wholesaler that is taken advantage of. Bird dogs go out and find property, they don't put it under contract or do any of the other work that's involved. Well actually, I've heard of some situations where bird dogs do actually put it under contract, in this case, the investor usually will pay the bird dog more than he would normally pay him vs if he just 'referred' the property.

Ashley, since you aren't an agent, I think you will need to have a contract prepared by an attorney.

One more question, do you think i would be able to advertise for bird dogs on my social media out to my followers/friends?but have my partner actually pay them for the referral ? Or does that violate ?

So that means an Unlicensed Investor has the advantage over an licensed investor? The thing i see about having a bird dog assign contracts, is that now they can make the assignment fee whatever they want, making it harder on you. I feel like i would be kinda hard for everyone to make money that way.

I am looking into doing my first direct mail campaign, I am not sure how to get the best 'bang for my buck'. Who should I direct the mail too? How do I find a mailing list? Is there a certain direct mail company I can use? Should I setup a seperate phone number specifically for my marketing ? How do I keep track of my response rate ? I am just starting out and not sure how to go about this. I have a lot of questions , thanks for taking the time to read my thread !

Does the same go for someone who refers me a property ? I know a lot of investors use bird dogs, it would be a big disadvantage to me as an investor if I'm not able to give out a percentage/ flat fee to a bird dog. Does anybody know if there is a way around this ?

As an investor/agent, am I legally able to pay a bird dog a flat fee or a percentage out of my profits ? If it's possible to do so, how would I go about doing that ? Do I need to get a separate contract drawn up? I've heard of people doing it 'under the table' but what's the best way to do it for both parties?
