The local flooring supply store can give you reasons to ponder for your local area. Carpet fast instal and cheap, however tenants don't clean and won't last to the next tenancy. hard surface flooring may be the rage now and easy to clean also depending on the flooring last longer thus lest repeat costs. Also be aware that some tenants will not report animals and then have later. address this head on. there can be a additional deposit and as there is wear and tear add $50/ month to the lease. thats $6,000  a year, so maybe hard surface can pay for itself in the first tenancy.

I'm with Sue Kelly. I built in a marginal area and it declined. Now I needed to clean up and upgrad but had to hire LARGE helpers to "work with me" as I even had tools stolen from my truck in the driveway as I was loading them to go home for the day. You don't need a crow bar in the head from a thief. the property is not worth it.  I hope this clears your vision.
