Appreciate all the responses. The hardwood decision was made based on appeal and potential resale, as well as repairability.  I've had good experience with wood and am competent with refinishing so it could be relatively inexpensive for me if I want to deal with the PITA that it inevitably is.  In a different unit vinyl probably would have won. 

I have enough security to cover a refinish, and it sounds like thats warranted. Any reason not to keep the full cost?

Thank you. I should probably be more specific... just not sure what % of refinishing cost to keep.  If it was localized to the gouged areas I would spot refinish those pieces. But the nail marks are spread all over.  

The original sand/finish was ~3k (certainly more now).  Brand new when this tenant (one adult, one child, one dog) moved in, and they were there 17 months.  Also not sure what "useful life" of a  wood floor finish is expected to be. 

Trying to determine deposit withholding for wood floor damage, primarily from dog nails that, I believe, were not maintained, in addition to general lack of cleaning and carelessness.  These types of scratches are over at least 50% of first floor and less of the second.  Also some larger gouges.  Floors were installed and professionally finished (Bona traffic) prior to this tenant.
