Hello,

Many times I would like to re-read BP blog articles that provide good, actionable information. It would be great to have a Save button at the article level that saved the article into the profile. It could be like an Archive area accessible from the Profile dropdown.

Not sure if this has been suggested before but I think it would be a good feature.

Thanks.

Hello everyone, I wanted to hear your opinion on Shelby, NC as an investment area. I see it's about 30 mins from Gastonia and about 1 hour from Charlotte. Anyone local that can share their views?

Thanks.

Hi Carlos,
Thanks for asking the question. I'm in the same boat as you. Live in South Florida, looking to invest in the Tampa/St Petersburg area. I have a realtor in that area and have been looking in MLS but haven't found anything yet. Let's connect if you want, maybe we can help each other.

Jack, thank you for this. I'm actively looking to purchase my first property this year and these tips are definitively helpful. By the way, I was at BP Con. Loved every minute of it!

@Jerryll Noorden And if they don't get the reference either, why bother to make an offer? :)

Hello!

Has anyone here purchased properties in auctions? What's your general impression about them? Would you advise a newbie REI looking for their first deal to get into auctions?

Thanks!

Hello everyone!

This weekend was my first driving for dollars ride, and I came back home with a list of about 20 properties. I'm pulling the names and addresses (if they don't live there) for the owners of those properties, now comes the next step for which I need your guidance.

I have a few questions:

- How do you estimate how much to offer for a property you found driving for dollars?

- Do you have a letter template you send to these owners letting them know you're interested in buying their property?

- I will be setting up a Google number and an email address to add in that letter. How would the conversation go if they contact you back?

- At what point do you discuss the offer?

Thanks in advance for your help.

Thank you, @Joshua Noth. I have a couple of realtors that I have lined up to talk to. I need to find a lender.

@Account Closed I have some money saved, so I hope I don't need a lender for the Purchase and Rehab part, just for the Refinancing, but it's good to know that those two products exist. Thanks so much for the information. It is very helpful.

@Nicholas L. I do have some cash saved that I will use for my first deal. Based on the prices in my market (South FL), I might need to start with something small, maybe an apartment. I own a house, where I live, so house hacking is not something I'm considering at this moment, but it's not completely out of the question. I just need to convince my husband.
