@Alexander Crawford Thanks for sharing this with us! I reviewed it quickly and it seems a bit similar to the more advanced www.zilculator.com app. It's nice that there is no limit on the properties though, where zilculator offers only 2 properties for free - similar to BP calculators actually. There is also rehabvaluator which is good for flippers.

We did quite an extensive research of the available analysis tools.

@Todd Dexheimer Thanks for the list! I am glad to see Las Vegas in there as well. We have calculated a similar population growth actually!

@John K. Oh hey John. Glad to meet the developer here! I really like your software, even though I am using the FREE version only. One thing I am missing there is a possibility to download a PDF version of the Property comps. I can download the PDF report for each property, but there isn't an option like this on the Comparison page. Otherwise it's perfect. Thanks for creating the tool for us.

Thanks everyone for the replies! We will move forward with the Notice to cure. She seems to be a nice lady and hopefully this will just give her the extra push, and no eviction will be needed in the end.

What is your course of action, when a tenant (after over a month) still hasn't switched electricity to her name, even when this is agreed upon in the rental agreement. We can't of course just turn off the electricity, but not sure what would be effective way to achieve this. There has been unfulfilled promises for a few weeks now.

I also like the hardwood floors option better. Even in old buildings, there is often hardwood floor hidden underneath the carpets and padding, and it's worth renovating for the long term!

You can find there many statistics for neighborhoods, cities and states. However I am interested to hear if there are some other interesting websites too!

After reading the rentalsoftware (Cashflowanalyzer) reviews - it seemed like a waste of money for me

($99). I found a free tool (at least for my basic needs) here:

After using it couple of days, I must say that I love it! Really simple to use and didn't cost me a dollar.

@Julie Silvestro I would definitely vote for the ROI option in the campaign. I think it's much more readable for an average investor.
