I agree. I go to Hawaii every year and I've had some awful experiences with horrible filthy airbnbs. I won't bore or gross you out with details but if you run a tight ship then you should be making good money. Also providing basics like coffee, tea and water really help with perceived value thus you can charge a little extra as not all places offer that. Also bogey boards, bike(s) and that sort of thing to offer guest for use really helps. I know as I personally would rent this stuff out in the beach but if my Airbnb has it then I'm saving money on that extra expense.

Wow 30 yrs+! That's definitely tough but this is a business and a long as you follow your state or city laws on rent increases you should be okay raising it. At that point it's what you feel comfortable increasing whether it's %2 or %15 .... etc

The framework problem is completely separate issue which has nothing to do with her or her month to month lease ... as long as you have her proper notice that you would not be renewing her lease again then you shouldn't have a problem BUT section 8 might have different rules which I'm not familiar with. I suggest you look up the sections 8 rules in your area to find out. Maybe stop by the section 8 office??? 

Maybe someone else here with experience in section 8 can offer some advice or leads on where to find more information. 

But it sounds like she doesn't want to leave and at that point you will probably have to go through the eviction process :( 

Did you have any framework being done in the attic? Or did she do something up there while you were at work and then called all these people to cause you trouble???

I was wondering how this process works for multi families? I am closing on a 6 unit with all cash and using a private lender for 25k of it and the rest is my own cash. This would not be a conventional loan and I was wondering if anyone has done this multifamilies? I would like to refinance asap to pay back the private loan and get my cash back to buy another property. Any information you can share would be helpful. 

I asked around about them but didnt get a response. I did hear castle and Royal or Rose sorry I forgot the name were used by other investors.

Lisa, where do you get your bookings if I may ask? How much do you charge just for the cleaning?

I think you're better off putting an ad out for an in house property manager to manage all your units and pay them a salary. My mother's company typically hire's a property manager onsite with at the very least basic handyman skills and makes sure they know the proper software programs and how to use them and if they don't they train them.  And part of the package is an apartment onsite for the manager and it cuts down on a lot of the bs. Oh and they install cameras around the building which can be monitored remotely independently of the manager just for an added layer of peace of mind.
