We have owned it for about two years.  We weren't going to rent initially but decided after doing infrastructure work to it that we would.  December 1st we will have had a renter for one year.  The value is about $35K.

Hello BP Community! My husband and I are in the process of our first BRRRR and are completing the seasoning period and looking into the final step...a cash out refi. I called my go-to gal at our local bank and she gave me limited options for a commercial loan. We have excellent credit, and this bank has been really good to us in the past, but I know there are better avenues. What would be a good set of parameters to seek out for our first rental/BRRRR refinance? I'm just too green to know what is out there.
