@Ray Danishyar Sure, I had the wholesaler sign a JV agreement and that JV agreement was sent to the title company along with the contract.

Hello!

I’m new to wholesaling and I need some advice on how to structure the situation below.

A wholesaler sent me a deal and asked me to help him find a buyer. My buyer is interested and ready to close. However, the wholesaler with the contract wants to double close to hide fees. So this would be a JV and a double closing.

No assignment needed right? We just close with end buyer first and then close with seller?

What do I tell the end buyer, do I just tell him to show up at closing?

Yup! Keep trying Zillow & Redfin FSBO. They are great sources because 9 times out of 10 the owner is interested in selling. Also look into propstream!

Hi All,

I hope everyone is staying safe during this crazy time.

I’m currently negotiating a contract on a 4 unit building in Chicago’s Logan Square/Bucktown neighborhood. This is a very popular neighborhood so I really want to get this contract.

However, seller is requesting $5k in earnest money. Any suggestions on how I go about getting the earnest money deposit?
