Grey Fawn is in the Knox Creek subdivision on the outskirts of Madison city.  The neighborhood is a good rental area. Rentals go between $900-$1100 depending on the size home and condition. 

It is close to the Madison hospital. About 20 minutes from the arsenal or from the new Toyota/Mazda plant. 

Most of the homes are frame, Masonite or vinyl siding. 3BR, 2BA built by Adams Homes.

In purchasing a home in the Huntsville / Madison area as an investor, it's extremely important to connect with a Realtor who not only knows the sales market, but who also knows the rental market.  There's a difference between buying to move into that home and buying to rent it.  You need someone you can trust to be your boots on the ground, and to be your eyes, ears & nose for a property.  Sometimes people laugh when I say that, but it's true!  Smells can make a difference -is there smoke, mold, odor of pets?  Ears- is the home near a high traffic area, sirens, etc.

There may appear to be a lot of rentals on the market at the moment, but that could be for several reasons; 1) is the home over priced? 2) is the home not in an area that is close to one's work/shopping/church? 3) is the home only advertised on our local MLS (valleymls.com) but not on other websites so that a renter prospect can find it (whether they are local or out of the country)? 4) is the home in rent worthy shape, once a prospect sees the home?

Because I am a licensed Realtor, I cannot tell you what areas are good or bad. I've been in the business of helping clients buy/sell/rent for 16 years and can tell you our market is changing.  In 2008, we went into a slump like everyone else nationwide.  Our market was pretty stagnant for 9 years.  This hurt our sales market, but helped the rental market tremendously.  Last year, we started to see our sales market improve and this year, it's been crazy.  We are having a lot of growth and investments come to the Huntsville area, which brings jobs, the need for housing, infrastructure, etc.  Investors out of state have heard about us and are purchasing houses left and right, to turn into rental properties.  In certain areas, expect to compete with other investors.  Buyers used to offer low, then negotiate with sellers back and forth.  Now, you are expected to put in your best and final offer, as your first offer!  Cash speaks volumes, so if you have to do financing, it is pertinent you have your financing lined up in advance.

@Kris Gucker There are few multi family units in the Huntsville / Madison city markets at the moment and when they come on the market, you have to move fast! Each sale consists of a multi offer situation and many are going for over asking price. It is the same with single family homes $150k and below. I recommend having your financing ready to go so that if a property comes up that you like, you can try and jump on it quickly. I am on MLS for many hours a day, if not on properties (I have a property management company as well). Huntsville and Madison, AL are great places to be! We have a lot of new growth, many companies starting up in Huntsville, a lot of defense contracts being renewed, etc. Good luck!

I am a licensed Realtor in North Alabama, servicing HUNTSVILLE, MADISON and surrounding areas. Our market has really started to take off, as of January of 2018. A lot of companies are coming to Huntsville and building, which brings housing growth.  A new Toyota Mazda plant, Facebook, a new baseball team, FBI, Blue Origin, defense contracts, etc. It is a market to consider, for sure!
