Nope. I still in search of my first property. I just wanted to go into this with the best possible liability structure.

Thanks for your reply Cristina. You live in a beautiful part of the country, by the way. It's been way too long since I've last been up there.

That's good advice to listen for who's answering questions very well and try to get with them.

I don't have a 10-second pitch nor do I have cards. Should I? I'm a beginner investor who's looking for his first property. I'm just going to the meeting to check things out and see what they have to offer. Would I be putting the cart before the horse by going to this meeting?

I've read the suggestions for fsbo.com and craigslist.com, but I'm not finding much at all on fsbo.com and none of the properties on craigslist have addresses so I can go check them out.

Any tips or ideas on how to find deals that are not on the MLS?

I'm going to my first local REI meeting in a couple of weeks. I have not idea what to look for in terms of whether or not this is a good group or if I can gain anything from it.

Is there anything I should keep my eye open for in terms of if this is a "good" meeting with "good" people?

Is there anything I should say or not say that might make the more experienced want to try to take advantage of me?

If I'm wanting to become a landlord with a buy-and-hold long-term strategy, who should I be looking for at this meeting that might have inventory that is not on the MLS that I could get a better deal through than buying off the MLS? Inventory is very slim where I am (Atlanta, GA area) and I'm trying to find good inventory that is not on the MLS so I have a better shot and getting a good deal on a property.

Any other advice is very welcomed as I am completely in the dark as to what to expect from this meeting and how I should approach it. In other words, I don't know what I don't know.

Will quit claiming our personal home's deed to my wife protect us from a lawsuit pertaining to my business or my rental properties? She is far less exposed on a liability level.

What do I do if an urgent problem (plumbing, HVAC, etc.) comes up on, say, Christmas Day and the plumber or HVAC guy or whoever can't get to it that day?

That's a good idea.

Do you find it has them procrastinating clearing the clog since they'll be paying for it and, thus, potentially causing more damage or do they have the clogs cleared soon enough?
