There are few things to consider when going this route.

Equity Amount- Determine how much equity you have in your current home. This is the difference between your home's market value and your outstanding mortgage balance.

Interest Rates- Compare current mortgage rates for cash-out refinancing or home equity loans. A lower rate can significantly affect your overall costs.

Rental Income- Estimate potential rental income from your first home. This can help offset costs and improve your financial position.

Cash Flow- Calculate all expenses related to both properties (mortgages, property taxes, maintenance, insurance) and ensure you have a positive cash flow.

Vacancy Rates- Factor in potential vacancies when estimating rental income. It’s wise to have a financial buffer for periods without tenants.
