Recommendation on a good realtor for investors in Cincinnati, Ohio? We are looking to find buy and hold single family homes, multi families homes, commercial real estate. 

Look for rehab experience, property management experience and integrity.

Brain, unfortunately, I am looking to get the right person to take over the process. I know a person that has flipped quite a few houses successfully and bought hundreds of auction properties, but he is too busy to be hired to do this job for me. Brian, I totally agree with you. I understand it is tough to get a qualified person.

Victor, I really like your idea. I do that it is really reasonable and logical pay structure. Jay's comment is also fair. Yes, one potential bidder asked me to pay him upfront every time he inspects and bid on a property. I agree that if I do not pay him/her up front, there is just so much that person is willing to do. It is also right that I am not a big player that I can just go hire some professionals to bid for me. 

I am looking for an honest person that has experience in rehab and property management to help me. I am looking at A and B+ areas. These days, relying on MLS does not quite work for those areas. I have met several realtors but I only feel that one of them is honest enough to work with. However, he is very inexperienced in terms of rehab cost or what home owner and renters need. I do not think he can do a good job though he is very willing to do the work.

If the person is good, I will be willing to pay some up front first. It is tough. :) 

Ben, I sent you a private note. As you are Cincinnati based, if you know some honest whole saler, please let me know.

John, thanks for your reply. Absolutely, the ad I posted is that I pay 3% of the sale price, like how much they should get paid as a realtor. I have several realtors interviewed, but of the ones that I like to work with, they are not familiar with auction. 

I think if I can find somebody that has property management, rehab exprience and auction experience, that is great!

Hi, I am located in Cincinnati Ohio. I have a team of professionals that I am working with. With the projects we are running now, we are looking for honest and reasonable people with remodeling experience that can help us inspect properties and go to Auction for us. We focus on several prime areas in Cincinnati. 

Look forward to recommendations from the community.

Thank you so much for everybody's replies! When I read Donna and Tim and Suzanne's replies, I was like probably I should be fine till I saw Percy's reply. :)

I think I really should find out detail costs of maintaining and fixing a system. The friend who spent 20-30K told me it was because the system was under the drive way. So he had to dug up the whole thing to fix it. The inspector who helped him fixed the thing and flip the house said he would never buy a house with a septic system. 

I will look more into the detailed cost associated with a septic system.
