I agree, sell. It seems like the expected rental income would barely (without knowing your actual mortgage numbers) cover the payment. On top of that, $20k in repairs are needed so if you kept, that would be some maintenance that you'd need to take care of in order to get max market rent.

Sell, take your profit and find another investment, possibly in NC closer to where you are now.

@Ryan Conor welcome to BP and for starting to take action on your investment goals! In New Haven County, my outlook is that you will get the best bang for your buck by seeking rentals in the city (New Haven) and flips in the surrounding suburbs such as North Haven, Branford, Hamden, East Haven, etc. 

Yes, there are plenty of SFH in New Haven; however, taxes can be high here and there is a strong rental market with the universities all in the immediate area. More people are buying to own/settle down in the neighboring towns since they are more suburban but still close to "city life" in New Haven.

 Why would you get a new agent if you cannot see the property on the same day? Not all properties are vacant where a buyer agent and client can get in right away? How do you know if your agent doesn't already have a full schedule the same day? Also, some listing agents will make notes within the listing that 24 or 48 hour notice is needed due to tenants or that the listing agent has to be present during showings.
