As a return address what do others think be best to just use a PO Box?

 I acquired my list from list source. I know there are other free methods to getting free lists from public records. I listened to a few pod casts on that, but all of the digging wasn't in my intentions. For the return address, honestly, i just put my home address. Although, I've seen a bunch of people recommend a P.O. box which could be rented for around $10 depending on where you live. Good to hear you're starting to mail though! It's definitely one of the best ways to generate leads. Jump right in and get the leads pouring! It's a numbers game.

I would definitely mail your list again. The rule of thumb is usually 4-6 mailings per list, then some people recycle them down the road. My leads get a piece of mail every month for 6 months. Just mailing them once would be a huge waste. 

Did the $381 cover your list and the mailings or just the mailings? 

Give us an update on your response on the second mailing too.

 The $381 only covered the mailing not the list. I bought a absentee owner list on list source for about 800 names for $117. I recently did the second mailing and mailed to the second half of the list because i broke it up, this half is actually getting a better response than the first. So far I have a 5% response rate within the first two days of my first response. Hopefully this one can generate some solid leads! Decent motivation so far. I will most definitely mail my first list again for my next mailing. Thanks and good luck to you as well.

Thanks for the reply, I will definitely check out that podcast. I am actually 17, so i am starting wholesaling. I guess it's more of a business than investing, but I do agree that it will evolve over time because i am interested in eventually investing in Buy and Holds. I like your approach of forming around your goals though.

Does anybody have a preferred business plan template? I want to create somewhat of a guideline to work with. I have found a few, although they are a bit hard to work with in terms of real estate. Even any tips of having some sort of a guideline to follow would be great. Thanks!

Yeah I just had to upload my list and chose what formatting I thought would go the best and they did all the printing/mailing for me.

This is the front(ignore the yellow sticker).

This is how they are mailed to the people. They tuck the envelope instead of lick them to make them seem more personalized as well as using ink that makes it look handwritten.

For 400 mailed letters for me, all I had to do was pick out a template and send them the download of my list, was $381 . I used yellowletters.com, and I had them use a print that makes it look handwritten. Actually, one of them was sent back to my house because it wasn't able to mail. I'm not sure if there is anyway I can post the picture of it on here but I will if anyone wants?
