We just closed on our first rental home. It’s by no means gem, but we got it well below market average for the area and now we have capital to invest in rehabbing. In your experience, what are some of the most important components of a rental house rehab that lead to successful ownership of said rental house?

@Thomas S. Market is definitely appreciating here. The price range we are in is still pretty low so we feel comfortable with the 20% down and we’ll still have some cash for the rental. Of course, we have a new addition to the family (our first son) and we are choosing to upgrade our lifestyle.

@Leigh Cowden it’s an amazing place to

live! I think Idaho is for California today like Arizona was for New York in the 90s when everyone left NY because of rising taxes! So many people moving here. Also a great place for tech startups surprisingly. As you know, quality of life here is great with surrounding recreation.
