Thank you all, as usual for the great insight.  I appreciate every one of the above comments.  I think I will go with the Simpli-safe system.  Seems to make the most sense.  Cecil, can you tell me where I can get such a system?  Does Home Depot carry this???

The answer to your question about the purpose of the system is yes to both.  My GC recommended someone to contract with.  He said the system could just be picked up by the buyer.  I am curious about your SimpliSafe system.  At this point, I am really trying to control costs and would prefer something that is both cost efficient as well as effective.

I have a house in Highlandtown in Baltimore City that I am flipping.  The house is almost ready to go on the market.  I just had the appliances delivered yesterday.  My GC is recommending I install a security system in the home.  I am wondering what others think about this.  Is it really necessary?  Will it make my home more attractive to potential buyers?  Any words of advice are appreciated.

John: If you are feeling lost, I would suggest finding a local mentor to help get you over these roadblocks. You can use the Marketplace here to find one or do a Google search for Real Estate investor clubs in your area. Show up to one of those events and I guarantee you will find someone who can help get you to the next level. Good Luck!

John: What areas are you focusing on? We have a lot of deals in Baltimore metro area where you could get a house for cheap, fix it up and hold onto it as an investment. I am originally from NJ and costs of properties in that market and NY are way more expensive than in Baltimore. I am sure you could find something here that might be more manageable financially. You might also see if someone would partner with you, so that you aren't holding the entire nut.

I am looking at purchasing a property along a busier road, but which sits considerably far back of the street. It is a nice-sized property. Can anyone share their experience on flipping properties like this?

Hi: I am a new investor from Baltimore, MD. I am hoping to do a combination of wholesaling and fix and flips this year. I am currently looking for an investor-savvy realtor, so if you know one in my area, please send me your recommendations! Thanks and I look forward to making lots of new friends.
