Denver was amazing.  I see why it's such a popular and growing community.  I was told that 100,000 people moved there in 2016.

In all fairness this is not a strictly real estate investment related post, but, here goes:

I'll be visiting Denver for a weekend (planning to rent a car), and I love all things real estate and architecture.  Any suggestions on neighborhoods or buildings not to miss?  Any ideas from locals?

Where are the up and coming areas, high end neighborhoods, best investment opportunities, modern residential neighborhiids?

Thank you both.  It sounds like there is extra risk associated with this spot.  Even with long term leases I can only imagine the issues that might arise.  And a long turnover if/when a tenant vacates.

Hi Milwaukee BP'ers.  I'm from the Twin Cities and am hoping for some friendly advice.

I'm looking at a retail strip building on the border of Metcalfe Park and Walnut Hill neighborhoods.  From what I've read this area is economically depressed and considered one of the toughest regions in the city.  What's your take?  What is this area like?  Would you invest there?

This is a pretty hands off property (NNN leases, already occupied/stabilized).

What would you expect a fair cap rate to be for that neighborhood?  This is around an 8.5 cap.

Any red flags?

Thanks for the feedback.  It sounds like $30-50/unit/month is a fair-conservative number to pug in.

Any Minneapolis/St. Paul investors who know an average water bill cost for multi-families?  I'm looking for a good number to use for quick analysis (on properties where the LL is paying the water bill), on small buildings up to 10 units.

In our SF rental we average about $600/yr, but I'm not sure how directly that translates to a couple units in one building.

Hello BP,

Any suggestions for software/spreadsheets to analyze deals?  Pencil and a spiral notebook has been working well so far, but it somehow doesn't feel efficient.  I'm good at excel basics, but not good enough to make it simple.  I'd like to keep track of everything analyzed for comparison, and also have the ability to edit.  Looking for small multis (4-15 units), small retail strip centers.  Also, a simple way to track property performance/management.  It would be great if everything was in one program.  Is it worth paying for something?  Thanks.
