I'm trying to get my feet wet in REI by helping my mentor in anyway I can. He is looking for some vacant lots to build on as he exits flipping and enters into development. He has tasked me with finding vacant lots however possible. I figured what better place to ask than the BP community.

So my question is what are some of the best ways to find vacant lots below market cost? MLS, Craigslist, driving around, or auctions? Thank you for your input.

My wife and I are considering leveraging our primary residence to purchase our first multi-family rental(duplex). Curious who has used this strategy and what's a good rule of thumb.

I am about to buy my first property to flip and have been looking at a traditional mortgage or hard money as my source of financing. Honestly, I'm not sure which route to take. So my question for the pro's, which do you prefer Traditional, HM, or other? Any insight would be greatly appreciated.

Thank you @Steve Bracero @Brian Corbett @Joseph Gozlan I really appreciate the input, very helpful. I never thought of CL. I'm going to talk with my agent to set up an automated search on both MLS and CL as well as continuing to find the most effective methods in my market.

I'm looking for my first Multi-Family property (Duplex or Quadraplex). I spoke to a broker friend and he suggested MLS, but I listen to the podcast and read that several investors use direct mail as well. Would love to hear some of the pro's and con's of each from those who are more experienced than I am. Thank you.

Hello BP members,

My name is Casey Gray. I have been exploring this site with all the education, resources and the forums. Ton's of great information on this site, very happy I found it. 

I have spent some time with helping a friend with some of his flips and now I'm on the hunt for my first deal. My friend focuses primarily on properties he purchases at auction, however, I hear on the podcasts and read on the forums that many investors buy from lists or DM. With that I love to hear some of the members thoughts on Auction vs. Lists or DM or any other way you would find your first deal.
