Hello! Wanting to get your thoughts on buying land ... 

We have an opportunity to purchase land in Texas. Not knowing much about owning just land, does anyone have any suggestions (pros/cons)?

Thank you SO much for all the advise!! I was stuck on this one. We're eager to get started; I just want to make sure we do it the right way. It seems like there might be more questions to ask. 

And, sorry I didn't clarify Jason. Yes ... the comps in the area are after-repair. It sounds like we could be tight on this one with all the reno needed. Thank you for the suggestions above. We were trying to meet with a GC to give a estimate, and I'll make sure to notes the others you suggested.

Hello!
Question for all you out there that have ventured in the world of flips. 

We came across a house priced at $209k, two story, 4 bd, 3.5 bath, built 1996, approx. 2,550 sq ft. Comps in the area are around high $350k, low $299k. The house is completely gutted, so no drywall, no insulation, no flooring, notta. Based on the listing price and comps, it sounds like a good deal. However, since the place totally gutted, I'm very curious what an estimated reno budget looks like (since we would start from ground zero). For those that have done flips before (this would be our first), I'd love your suggestions on what you would think total costs for reno would be? Off the top I'm projecting high, but would love any advise from those who have some experience.

Hello Everyone! Newbie from Fresno, CA here. After listening to a number of very informative BP webinars, many thanks to my hubby, I decided to create a profile and join in the discussion. 

With one rental already under the belt, my short term goal is to complete my real estate license requirements to further my education. Long term; become an active real estate investor, continuing to purchase buy and holds, possibly flip a few properties in the process, all with the intent to grow my financial and investment profile.

I'm excited to be part of the BP family and meet like-minded individuals who are interested in networking, sharing experiences, and building relationships.
