@Peter Vander Valk Good to know! You will have to let me know how your flip works out. I have been looking at properties in Wharton, Netcong and Caldwell to possibly flip. The prices are still too high right now but I am noticing that some prices are slowly starting to go down so it will be interesting to see how the market is come the fall. How did you find your 2-family house? Was it an off market deal?

@Mike Schorah Hi Mike! I actually am from North Jersey (Passaic County) area. Do you have any properties in MD? I do not know South Jersey well besides the shore area which is Monmouth/Ocean county.

Hi Everyone!

Does anyone know the pros and cons to purchasing your first property as your own real estate agent? I am newly licensed agent and am looking to possibly purchase a property to flip or to househack. I am not sure yet. Since I do not know much as a real estate agent yet, is it better to have someone else put an offer in for you or should I just write in the offer myself under my own name? I have heard from a broker that it could be risky purchasing a property under your name as an agent. My state uses attorneys for closings so I would think that my attorney would do due diligence but I am not sure the full risks.

Any advice is greatly appreciated! Thank you!
