Adele Tan immigrated to this country in 2007 with her husband to chase the American Dream. She quickly built her career in sales, but then quit her job as a Business Banker at one of the largest retail banks in the country to be a stay-at-home mom for her 3 young kids. Her first real estate bug came when she accidentally read a yellow marketing flyer offering refinancing. She ravenously studied her local market and eventually convinced her husband to buy their first income property.
Since then, Adele has been continuously investing in Southern California real estate and considers it to be a great market for both appreciation and cashflow. On top of regular residential rentals, she was also involved in student housing, Section 8 rental, and a few fix and flips. She handles mostly acquisition, financing, and managing the 3rd party property manager.
Adele homeschools her twin boys, while her daughter is a Freshman at a local school. With everything shifted online during this pandemic, her family of 5 was able to take long RV trips around the US, clocking in 12 weeks and thousands of miles in the past 6 months.

Kevin, I see this paint is called "primer and paint in one". So, no primer first?... do you use 2 coats of paint and call it a day?

Is anyone familiar with the Military Leased Housing program? It may be referred to as the 'Leased Government Housing Program'. I am a new landlord/property manager and have a prospective tenant asking if we accept this. She describes it as off-base housing paid for (utilities and rent by the government. I have a voicemail in to a program coordinator to find out more info but wondering if anyone here on BP has any experience with it. PROs/CONs? Any landlord resources you can point me to?
