Does the 3.5 percent loan only work strictly if the home is owner occupied?

What are your thoughts on section 8? I'm originally from Chelsea MA. Which is a lower class community . I know for a 3bdrm in Chelsea section 8 goes for 1650. Would I be able to buy a 3 family there and owner occupy it with the federal loan for 3.5 percent down.? Is that a good first investment?

no I do not currently own my own home. Would you guys recommend saving closer to the 25k threshold and then investing in the owner occupied multi family? I know I'm still young but I'd like to start real investing as soon as possible. My goal is to have 8-10 multi family properties by age 30.

living in one of the most expensive states in the country I don't think I would be able to find anything near that price. Do you recommend buying/investing in out of state properties?

Hello all. I have a question I would like to get everyone's opinion on. I'm currently 21 years old and I have 12k +/- that I'm willing to put towards initial investing. I personally believe real estate is the best way to go. What in your opinion would be the best way to go as a initial/first investment. I also live in massachusetts if that helps at all. Thankyou for any advice you can give me

Thanks Rhett I appreciate it. Is there any advice you could give me on starting up/owning a small property management business? How'd you get your first clients? What rates do you charge? Sorry for all the questions but you are in the exact spot I want to be in!

thank you, I appreciate all the info. Aside from getting licensed, any other tips you can offer?
