I love the ADU play. It just increase different RE strategies you can take advantage of and it always adds value! But it has to be in line with your market and some demands. For example, I added an ADU and decided to furnish the unit and target traveling nurses. It does amazing because there's good demand in that area with 3 large, very nice hospitals close by. Check out furnished finders to see if there's any active comps and what they are looking to get in your area.

I love the house hack! That's how I started and grew my rental portfolio. I self managed and used an excel sheet to record all income and expenses. Do it once a month and keep up with everything. Super easy and free. All expenses for that rental unit are now write offs when you file your taxes. Biggest advice is to make sure you place a great qualified tenant with a thorough application! Check credit (I'd recommend at least 650 and higher), check income by getting 3 months worth of paystubs (make sure they earn at least 3 times the monthly rent), I'd also recommend calling their old landlord for a tenant reference. Did they pay rent on time, how did they take care of the property, would you recommend renting to them, etc? No friends or favors for the tenant. That's the easiest way to get burned. It's a business. Also collect at least 1 months rent for the security deposit. Good luck and welcome.

Hi @Jarod Forsha I love the live and flip strategy. I've done this 4 times and it has worked out great to build my rental portfolio. I live in a home for 2 years and fix it up while it's my primary residence. Once I hit 2 years, I buy another home I can move into and add value. Then my prior residence becomes a rental. This way I only put down 5% to buy my next home as it's a primary residence. It definitely gets a little tricker with kids but it's worth it. You could also buy a duplex, live in 1 side as your primary then you have a 2 unit rental in 2 years. Let me know if you want me to dive more into these details.
