@Stephanie They are extremely slow and require more paperwork than any bank.  I've submitted the requested documents numerous times by uploading to their system and after a week they tell me they are still missing the same documents.  Very frustrating!  I was told upfront they don't require a lot of documents but after you pay their $297 'fee' they start requesting a ton of documents.  The amount needed at closing started at $8k then went to $12k then finally $23k.  Others may have time for that nonsense, but I don't.

I am in the middle of a deal to purchase and flip a property, and about to lose my $2,500 EMD due to lender dragging their feet and poor communication. The lender said we could close in less than 14 days and it has now been over 30 days! Deal would be done in the name of an LLC. Am looking for a lender who can close fast. If any members have any advice I would greatly appreciate it.

I'm in the middle of a deal right now with Cogo Capital and totally frustrated.  Will probably lose the deal because of their lack of response and poor service.  Will NOT use them again!
