So I ventured out on my first buying trip, I found a very interesting MH Park. I found it online and did some background research, set an apt with the Realtor/owner. I was a mix of confidence and nerves.  I arrived early so I could drive the streets and get a feel for the neighborhood. The owner was a no show, I called the owner only to hear that he was away and had planned to be away when he scheduled the appt. and had left an unoccupied unit open for me to look at and told me to look around  that all the units were rehabbed similar to that one.

So... I understand that some appts will be a no show.  But I can't help but think this behavior shows he is not motivated. Also I was assuming that I would be able to see more than 1 empty unit, he said they were owner occupied and are not available to be viewed.  Shouldn't I expect to be able to view the entire property so I can properly evaluate the deal? Appreciate  any thoughts that you might have, thanks, Cathy

I am wanting to send out a second round of direct marketing. Should I consider the Memorial Day Holiday when scheduling the send date?  I want it to get the most attention. Thanks for your thoughts!

I drank the Real Estate Cool-Aid in January. I have spent the last few months looking at expensive programs, watching everything I could on you-tube, reading and finally finding BP. I am interested in wholesaling to gain experience/confidence and some cash then buy and hold.
