Some would argue that when you're ready to buy in 2 years IR's may be at 7% and your condo could be worth double what it is today.  Others would say that your market is flat, condos are too risky, we're in a bubble and you should amass cash and wait for a crash. Will you be even more frustrated in 2017 or will you be happier with less debt and higher prices/rates?  Or, do you think the market will crash by 2017 and it will be the buying opportunity of a lifetime?

Interested to know what you're thinking globally.

Tricky market.  I'm a broker/GC in Sac.  There isn't much cash flow, but there are opportunities to flip.  The higher end market including Mid town/ Downtown/East Sac/Land Park and vicinity is appreciating rapidly.  Other areas in Sac are seeing more reasonable, steady increases.  Mid town is unique for multiple reasons including revitalization and the construction of a new arena.  I recently over bid (admittedly) for a light flip in mid town and BRV was up $50k at closing.  In 2014, investor clients/ partners purchased mid town properties that have almost tripled in value.  Yes, we were (and are) speculating.  This isn't for the risk adverse, but there are opportunities here.

A lot of similar threads from CA buyers lately.  Buy out of state for cash flow or amass cash and wait for a crash in order to buy like its 2009.  Why do CA investors feel that these are the only options?

Frankly, it was a great loan.  No appraisal/inspection.  'As is' with a warrantee of title.  Lean and mean.

Would selling to you financially injure the seller or increase the seller's risk in some way?  Is the hostility material?

In most cases the listing agent will argue that their MLS listing procured a buyer and that the seller is obligated to pay a (roughly) 3% commission. Plan accordingly.

Works, but the contractor has to be involved (and knowledgeable) in determining ARV/ margins. You should choose design, fixtures and cosmetics. The contractor will determine scope of repairs (structural and infrastructure plus feasibility) and total costs (hard and soft) given your specs. Require full transparency from the contractor regarding written deliverables, timelines and contingencies (including soft costs/ muni challenges) project management/subs/materials/delivery/warranty/installation challenges. Discuss holding costs and marketing strategies. Full transparency for both parties. Limit surprises/risk and subjectivity.
