Welcome to Richmond! I recently graduated from UofR and am working there now. Barbara is right, the West End is pretty expensive while the Southside is more affordable. Some cheaper areas can be found in Chesterfield and in the Midlothian area. Good luck finding a property!

Thank you for the reply. My RE goal is to have several cashflowing rental homes as I want something that will produce while I continue my studies for several years. However, I am also interested in wholesaling to help build up my capital and fund my future buy and hold deals. Long-term I would like to continue increasing the amount of properties I own after I finish school and continue to work.  My goal in general, as is most people's on BP, is to attain a level of financial freedom where I am not worried about my next paycheck and provide for my parents and future family. I checked out your website and you have some great advice. If you ever need help in Richmond I'd be glad to do what I can.

@Bob Okenwa Thank you for replying! I wasn't planning on buying it. The only point of this post was to see people's thought process and what they would recommend. At this point my goal is to educate myself as much as possible, so I will definitely add these books to my list! With regards to the advice that seems like a great way to improve my analyzing skills, so I will follow it as well. 

Also, when you say learn the neighborhoods, what does that entail and how would you advise going about doing that?

I'm brand new to RE and would like to see how a more experienced investor would go about analyzing a deal. The house is selling for $18,637 and Redfin values it at around $46,000. There is a video link of the house: https://www.youtube.com/watch?v=ihEjb1Hm9I4&featur...

The house isn't in the best part of town. What would you do in terms of renovation, what do you expect the costs and ARV to be, what would be your strategy in terms of funding and closing options? Would this be a good deal overall? Anything else that seems pertinent?

@Daniel Harnsberger Thank you for your advice. At the moment I can offer volunteering with mundane tasks that an investor has, run errands across town, along with anything else that an investor could require. Additionally, do you know of any Real Estate clubs in RVA?

Hello everybody! 

I recently graduated from the University of Richmond and will hopefully enter medical school in one to two years and in the meanwhile I am working as a researcher in a cell biology lab. I am brand new to Real Estate and while doing research came across the wealth of knowledge that is Bigger Pockets!  I would love to get to know experienced investors in Richmond to learn, volunteer with, and possibly even work for.  Creative RE investing is probably the only way I can invest now as I don't have much to invest and have just begun working. I am interested in Buy and Hold as I want to fund my schooling in something that does not take ridiculous amounts of time but at the same time I want to learn as much as possible about everything. One of my main challenges is being able to figure out how to find motivated sellers and deciding what a good deal is and what is not. If anyone has any advice I would love to hear it!
