 I'm using the standard as is Floirda Realtors contract.  And yes @Ana G.

 is correct it's very long but I never have any issues using it.  Sellers are always very comfortable with it.

First of all congrats!  I'm curious who are you targeting with your mailers ? (absentee, high equity, tax delinquent etc etc)

And also if you don't mind sharing what are you using yellow letters or professional letters and what are you saying on your letters?

My response rate has been nothing short TERRIBLE and I would love to know whats working for you?

 I've sent out close to 2500 mailers so far this year and still haven't closed on a deal so far this year.  I've submitted many offers but no dice just yet.  Don't give up buddy, because I'm not giving up!  Keep updating this thread you motivate so many of us.

list source has a great way to find how zip codes in your market.
